Home Buying Tips for MUSC Residents Moving to Charleston

Every year hundreds of medical school graduates move to Charleston, SC shortly after their acceptance into a residency program at the Medical University of South Carolina. Most residents are first-time homebuyers and have three to five months to find a home in an unfamiliar city with limited finances. And you thought medical school was hard!

I have helped doctors, nurses, faculty and ancillary staff relocate to Charleston to work at MUSC and, without question, residents face the most difficult challenges finding homes. If you have matched at MUSC and want to own the house you will live in for the next 3+ years the following steps will help you begin your home search.

Obtain Financing


It is imperative that you contact a lender to get pre-approved for a home mortgage. Your lender will help you determine your price range by showing you monthly mortgage payments with different down payments. Most residents qualify for special loan programs offering reduced minimum down payments. I recommend you talk to more than one lender and try to work with a lender in the Charleston area.

Choose Where to Live in Charleston


Deciding where to live in Charleston is difficult for everybody moving to the area. Residents need to find homes near MUSC but homes in downtown Charleston are usually too expensive. Although home values are often higher in the communities close to downtown Charleston you can easily find affordable homes fifteen minutes from the MUSC campus. The best communities for residents to live are James Island, Mount Pleasant and West Ashley.

Search Charleston Homes for Sale


Your home search will be simple once you know your price range and where you want to live. Organize your search by community then save your favorite listings. Separate your saved listings in each community by property type (single family homes and condos/townhouses). Do not let HOA and regime fees surprise you. If you like a home that is part of a Homeowners Association verify the annual costs and find out what you are paying for. The majority of townhouse and condominium developments in Charleston require all owners pay monthly regimes which often provide insurance. HOA and regime fees are not included in the purchase price of a home.
